Pressure Washing Prices Jacksonville
This page lists the typical price ranges for pressure washing in Jacksonville, Florida, based on what local companies actually charge. Treat them as budgeting ranges, not quotes: your final price depends on the size of the area, how dirty it is, and how easy it is to reach. The price we give you — free, and in writing before any work starts — is the only number that matters.
A quick note on how to read the table: the low end usually fits a small, lightly soiled, easy-access job. The high end fits large areas, heavy mold or algae, steep or hard-to-reach roofs, and extra prep. Most jobs land somewhere in the middle. If your situation is unusual — a huge driveway, a roof nobody has cleaned in a decade — the quote will reflect it, and we will explain why.
| Service | Typical Jacksonville range | What moves the price |
|---|---|---|
| House washing | $250–$700 | Price moves with the size of the home and the number of stories; two-story homes and heavy mildew cost more. |
| Roof cleaning | $375–$2,000 | Size, pitch, and algae severity drive it — large or steep roofs with years of black streaks sit at the high end. |
| Driveway cleaning | $150–$350 | Length and width matter most, plus oil spots or tire marks that need extra treatment. |
| Deck cleaning | $150–$400 | Wood vs. composite, size, and condition; grayed, neglected decks needing gentle restoration cost more. |
| Fence cleaning | $180–$300 | Linear footage and material; long wood fences with heavy green growth trend higher. |
| Pool deck cleaning | $200–$400 | Size and slipperiness; algae-coated shaded decks take longer and cost more. |
| Paver sealing | Varies by sq ft | Priced per square foot after measuring; a full cleaning is always included before sealing. |
| Gutter cleaning | $150–$350 | Height, stories, and how clogged they are; washing the streaked gutter faces adds a bit. |
| Commercial | By quote | Storefronts, sidewalks, and building exteriors are priced per job after an on-site look. |

What Affects the Price
Four things move a pressure washing price up or down in Jacksonville.
Size is the biggest one. A 1,200-square-foot ranch and a 3,000-square-foot two-story are different jobs — more surface, more detergent, more time on the ladder and the wand. Driveways, decks, and pool decks are the same: we are really pricing the square footage, so bigger areas cost more and there is no way around it.
Condition comes next. Light dust and a little mildew wash off fast. Thick green algae, black roof streaks that have been building for years, rust stains, and oil spots soaked into concrete all take extra passes, stronger treatment, and more time. A driveway that has not been cleaned in fifteen years is not a $150 job, and any honest company will tell you that up front.
Access is the one people forget. A flat driveway you can pull the truck up to is quick. A steep roof with no safe ladder placement, a backyard you can only reach through the house, a deck three stories up — all of that adds setup time and safety work, and it shows up in the price.
Surface type matters too. Soft wash detergents for a shingle roof cost more in materials than a straightforward concrete wash, and wood decks need a slower, gentler hand than a paver patio. Paver sealing is its own category entirely: the sealer itself is a real material cost, and the surface has to be cleaned and fully dry first, so it is always a two-step price.

How Our Quotes Work
Every quote is free, and it is firm before we start.
For straightforward jobs — a standard driveway, a single-story house wash, a fence — clear photos from your phone are usually enough. Text or email them with the address, and we will send back a written quote, typically the same day.
For bigger or trickier jobs we come out in person: large or steep roofs, heavy staining we need to see up close, commercial work, or anything where access looks complicated. The on-site visit is free too, and you get the price in writing while we are there or the same day.
The written quote lists exactly what is being cleaned, the method, and the total. That total does not change on wash day. The only way it moves is if the job itself changes — you add the back patio, or we find something hidden that genuinely changes the scope — and even then nothing changes without your approval first.
If our quote comes in higher than you expected, ask why. Sometimes there is a cheaper scope that still solves your problem — washing the front of the house and the driveway instead of the full package, for example. We would rather right-size the job than lose it, and we will say so when it is true.

Why We Publish Prices
Most pressure washing companies in Jacksonville will not put a number on their website. You have to call, wait for a callback, and sit through a sales visit before you learn whether the job costs $200 or $2,000. We think that is backwards.
Publishing typical ranges costs us nothing and saves you the guesswork. You can budget before you call, compare our ranges against other quotes with a clear head, and spot the outliers — the quote that is half of everyone else's usually means cut corners, and the one that is double usually means a sales commission.
The ranges are honest, not bait. They reflect what this market actually charges, and every row says what pushes a job toward the high or low end. We would rather you call us already knowing the ballpark than call blind and feel ambushed by the number.
And the range is not the quote. Your written quote is a single firm number, based on your actual house, driveway, or roof — not a range, not an estimate that drifts. No hidden fees, no fuel surcharges appearing at the end, no surprises on wash day. If it is not in the written quote, you do not pay for it.
