Why Jacksonville Homes Need Regular Washing
Pressure washing is not just about curb appeal in Northeast Florida — it is maintenance. Humidity stays high most of the year, and shade from live oaks and pines keeps surfaces damp long after the rain stops. That combination lets mold, mildew, and algae grow on nearly any exterior surface: vinyl siding turns green, stucco develops dark patches, concrete driveways grow a slick film, and pool decks can get slippery enough to be a real hazard around kids.
If you see black streaks running down your roof, that is a common roof algae, not dirt and not damage. It feeds on the limestone filler in asphalt shingles and spreads across the shaded side of the roof first. It will not wash off in the rain, and it only gets darker with time. Left alone for years it can shorten the life of the shingles, which is why roof cleaning here is preventive care, not vanity.
Then there is pollen season. Every March and April, live oaks across Jacksonville release a heavy blanket of yellow-green pollen that coats roofs, siding, driveways, and patio furniture. Power washing right after pollen season ends is one of the most common jobs we do — it resets the exterior before the summer storm season.
Speaking of storms: hurricane season runs June through November, and a clean exterior holds up better. Washing before the season removes loose grime and growth that driving rain would otherwise push into every crack; washing after a storm clears the debris lines, tannin stains from leaves, and the salt film that blows inland, especially in the beach towns.
Many Jacksonville-area neighborhoods — Ponte Vedra, Nocatee, Fleming Island, Julington Creek, and plenty of others — have HOA exterior appearance standards. Faded, stained, or green-tinged siding and driveways can draw a violation letter. Regular washing keeps you on the right side of the rules and protects the value of the home.
Our Pressure Washing Services
Most of our work falls into seven core services, and almost every job combines at least two of them. The details and typical prices for each are on our pricing page; here is what each service covers.
- House washing: full exterior wash of siding, stucco, or brick using soft wash methods — low pressure and detergents, so paint and siding are never at risk.
- Roof cleaning: soft wash only. We never use high pressure on shingles or tile, because blasting a roof strips granules and can void warranties. Our detergent treatment kills the algae causing the black streaks, and the growth fades and rinses away.
- Driveway and concrete cleaning: driveways, sidewalks, walkways, and patios cleaned with a rotary surface cleaner for an even finish, then edged by hand.
- Deck and fence cleaning: wood and composite decks, wood and vinyl fences. We match the pressure to the material so softwood does not get furred or etched.
- Pool deck cleaning: algae and mildew removal from concrete and paver pool decks, which matters for safety as much as looks — a slick deck is a slip hazard.
- Paver sealing: cleaning followed by sealer that locks in the sand joints, resists stains, and keeps weeds from pushing through. Sealer needs a clean, fully dry surface, so it is always a two-step job.
- Gutter cleaning: clearing the troughs and downspouts, plus washing the gutter faces, which pick up the same black streaks as everything else.
We also take on light commercial work — storefronts, sidewalks, and building exteriors — priced by quote.
How It Works
1. Get a free quote. Call (904) 555-0134 or reach out through the site. Tell us what needs cleaning — house, roof, driveway, all of it — and we will give you a ballpark on the spot or set up a quick look.
2. Get a firm price. For most jobs we can quote accurately from clear photos you text or email. For larger or complicated jobs — big roofs, heavily stained surfaces, anything hard to reach — we come out in person. Either way, you get the final price in writing before we schedule anything. It does not change on wash day unless the job itself changes.
3. We wash on your schedule. On wash day we pre-wet the landscaping, clean the surfaces, rinse everything thoroughly — including plants, walkways, and the areas around the work — and do a walk-through with you before we leave. If something is not right, we fix it then and there.
You do not need to be home while we work, as long as we can reach the areas being cleaned and the water spigot is on. Most single-service jobs are finished in a few hours; a full house, roof, and driveway package can take most of a day.
Why Homeowners Call Jax Pressure Washing
No invented superlatives here — just how we actually work.
- We publish our prices. Most pressure washing companies in Jacksonville make you call for a number. Our pricing page lists the typical local range for every service, with honest notes about what pushes a job to the high or low end. You will not be guessing.
- We match the method to the surface. Roofs, siding, stucco, and screens get soft washed — low pressure plus detergents. Concrete, pavers, and brick get the higher-pressure treatment they can handle. Using roof pressure on a driveway wastes your money; using driveway pressure on a roof damages it. We do not mix them up.
- We know the First Coast. The black roof streaks, the live-oak pollen blanket every spring, the tannin stains under the oaks, the salt film in the beach towns, the HOA standards in the master-planned communities — we wash in these conditions every week, so we price and plan for them accurately.
- Firm price before work, in writing. You approve the exact number before we touch anything. No day-of surprises, no upsells at the door, no hourly meters running.
- We protect what is not being washed. Landscaping gets pre-wet and rinsed, outlets and fixtures are covered or avoided, and we rinse the surrounding areas when we are done.
If a surface is too far gone to come clean — deep-set oil stains, rust that has soaked into concrete — we will tell you before you spend a dollar, not after.
Areas We Serve
We are based in Jacksonville and serve the metro area and the First Coast, including:
- Jacksonville — all neighborhoods, from the Southside and Mandarin to Arlington, the Westside, and the Northside
- Ponte Vedra
- Nocatee
- Fleming Island
- Julington Creek
- Orange Park
- St. Johns
- Atlantic Beach
- Jacksonville Beach
If you are just outside these areas, call and ask — if we can reasonably get the equipment to you, we will. Beach towns get the same service with extra attention to the salt-air film that builds up on everything near the coast.
